The outdoor unit (the condenser) is checked during the inspection. The outdoor unit (condenser) sits on a balcony, a side path or a roof, open to the onshore wind. On a street a block back from Manly, Freshwater or Curl Curl beach, salt settles on its thin aluminium fins and metal casing. Daikin coats its outdoor coils with an anti-corrosion treatment it calls Blue Fin for exactly this reason (Daikin Australia). Other brands handle it differently, so check your own model’s manual. The indoor unit has a different problem near the water: damp air. Moist air passes over the cold coil, condenses and drains away, and whatever stays wet inside, on the coil, the fan drum and the drain tray, is where mould grows. That is what our split system deep clean removes. Corrosion, refrigerant leaks and electrical faults are repairs, not cleaning: for those you need a licensed air conditioning technician.

On the coastal strip, a typical booking is one or two split systems in a unit, often with the outdoor unit on a small balcony that faces the sea breeze. We bring the waterproof cover, the bucket and the drop sheets up in one trip, so nothing drips onto a neighbour’s balcony below.

Up on the plateau, in Frenchs Forest, Allambie and Belrose, homes are mostly owner-occupied houses. A bigger house usually means either a ducted system or several split systems, sometimes both when a granny flat or extension was added later. That humidity figure is from the Bureau of Meteorology’s long-term record for Sydney (Observatory Hill), where the annual mean at 9am is 69% (BOM climate statistics). Book more often than once a year if someone in the home has allergies, if you have pets, or if the unit runs almost every day.
